SMARTER BUILDINGS FOR THE FUTURE

At Xior, we are constantly investing in energy-efficient and future-focused student accommodation. Through innovative technologies, we are gradually reducing our environmental impact.

Technologies we use today:

  • Heat pumps and heat networks
  • Solar panels
  • Smart energy monitoring
  • Energy-efficient renovations
  • Low-carbon construction techniques

In addition, we use 100% green electricity across our entire portfolio

WE GIVE BUILDINGS A SECOND LIFE

Wherever possible, Xior opts to renovate and repurpose existing buildings. In this way, we minimise the use of materials, avoid taking up additional space and contribute to sustainable urban development.

One example of this is our residence on Zernikestraat in Eindhoven, which opened in 2024. This former office building was transformed into a modern student residence with space for 240 students.

We also think of our students!

At Xior, sustainability isn’t just about making our buildings greener, but also about creating healthy and inclusive living environments where our students feel completely at home.

SCIENCE-BASED CLIMATE TARGETS

Xior is committed to systematically reducing its climate impact through science-based targets. These targets have been validated by the Science Based Targets initiative (SBTi), which originated from the UN Global Compact.

Our climate targets are aligned with the Paris Agreement and support the pathway towards a future of no more than 1.5°C of warming.

Our commitments:

  • Net zero carbon by 2050
  • -50% reduction in Scope 1 & 2 emissions by 2030 (vs. 2020)
  • -65% reduction in Scope 3 (operational carbon) by 2030 (vs. 2020)
  • Focus on energy efficiency, fleet electrification and sustainable buildings

Validation by SBTi confirms that Xior’s climate strategy is in line with international scientific standards.

Our road to Net Zero:

GREEN BUILDINGS AND EXTERNAL VERIFICATIONS

Xior is committed to optimising its portfolio and making it more sustainable.  Evaluations of the buildings are carried out regularly, and where possible, the buildings are externally verified.

Below, we highlight a few sustainable buildings and their key features, and you will find an overview of Xior’s external certifications (BREEAM, DGNB & LEED).

THE SUSTAINABLE DEVELOPMENT GOALS OF THE UNITED NATIONS

The United Nations has formulated 17 Sustainable Development Goals to provide an answer to the many global sustainability challenges. Xior links 7 of these Sustainable Development Goals (SDGs) to its most important materialities.

This creates Xior's ESG Framework, which forms the foundation of the entire ESG framework, with actions, initiatives and implementations.
